Realtek always were a bitch and initially I thought it may be a driver issue. Since it does work when the router is restarted then it cannot be the driver.
DHCP is a potential issue, but again, it works under certain conditions.
It may even be something as daft as a full address table in the router, or a problem with a number of different hostnames with the same MAC address - unlikely I know but we have to start somewhere.
Setting to manual IP (and making sure it is set to autostart) will help to identify what does work so we can get to what doesn't.
Zorin is Ubuntu based. Stuff works with Ubuntu that does not work (well) with Debian.

The DHCP issue I mentioned earlier was with Debian and seems to be a common complaint.
